Architecture firm Gresham Smith moving its local office from downtown to Manchester

The Current was completed in 2022. (Mike Platania photo) An aviation-focused architecture firm is trading downtown for Manchester. Nashville-based Gresham Smith has signed a lease to move its Richmond office and its 19 local employees from Truist Place to The Current, the mixed-use development at 424 Hull St. It’s new 6,200-square-foot space will be a previously unoccupied suite on the second floor of The Current and slightly smaller than its current home at 919 E. Main St., which it moved to in 2019. Krystal Anderson, Gresham Smith’s Richmond office leader, said the move was driven by a firm-wide revitalization of their office spaces. “We’re looking forward to being in a new building located in a neighborhood that is quickly growing with lots of amenities,” Anderson said. “We’re also excited about the design of our office, which includes a variety of places for our people to collaborate, do focus work and simply spend time together.” The Richmond office is one of 27 Gresham Smith has throughout the country. Its work includes projects in the healthcare, higher education and urban design sectors, but the firm has become known for its work in aviation, having done design work for airports all over the country, including Charlotte Douglas and Los Angeles International. Locally, it’s designing the new consolidated security checkpoint at Richmond International, a $250 million-plus project that’ll drastically change the main atrium area at the airport. Locally based Lynx Ventures developed The Current in the late 2010s. The two-building complex houses 200 mixed-income apartments, ground-floor retail and restaurant space, and about 70,000 square feet of office space. Lynx principal John Gregory said Gresham Smith felt like a natural fit for the development. “Gresham Smith is exactly the kind of tenant we envisioned for The Current, a respected, growing firm that wanted a workplace as dynamic as the neighborhood around it,” Gregory said. “Their move reinforces the momentum we’re seeing in Manchester and speaks to the strength of a true mixed-use environment where office, residential and retail all work together.” Gresham Smith is aiming to move in in early 2027. The lease was brokered by JLL’s Gareth Jones and Jimmy Appich. Gresham Smith will join other office tenants in The Current such as PlanRVA and Koalafi. The complex has about 5,300 square feet of office space available for lease. The Current also recently welcomed a new restaurant tenant in Otto Eats, a fast-casual Mediterranean eatery out of Charlottesville that opened in part of the former Hatch Local food hall space last month.
